Development

All building and development in the R.M. of Orkney No. 244 requires specific forms/applications to be completed, approved and any applicable fees to be paid in full before any development starts. Please see the list of applications and forms located along the right hand side of this page. Each application also contains the instructions for the completion of the forms.

Approaches

All approaches constructed within the R.M. of Orkney No. 244 requires the Approach Permit Application to be completed, returned to the R.M. Office, and approved in writing prior to any approaches being constructed.

Development

Every developer shall complete and submit a Development Permit Application and receive a Development Permit from the R.M. Office, for the proposed development, prior to the commencement of any work.

A Building Permit, where applicable, will not be issued unless a Development Permit has been issued. The application form and applicable information are to be completed and returned to the R.M. Office. Please note that there are different forms for residential and commercial developments. Upon approval a Building Permit will be issued and must be paid for and picked up prior to any development starting.

Demolition or Moving

When applicable, an Application to Demolish or Move a Building shall be completed and returned to the R.M. Office, which, upon approval, will issue a Permit to Demolish or Move a Building.

Residential Building Inspector

The Residential Building Inspection for the R.M. of Orkney No. 244 is The Home Team, Ron Gerein.

For all Building Permits there will be mandatory Call-in Stages for Inspection set out, but not limited to, the following:

  • Site inspection to verify property line setbacks and finish grade.
  • Prior to placing any concrete, pre-back fill inspection, framing inspection, insulation and vapour barrier inspection, roofing, exterior finish, and final inspections.

*Please provide 48 hours for inspection request.

If the inspection schedule is not followed a Stop Work Order will be issued so that building code compliance can be verified. This process may require additional construction costs and inspection fees being charged to the owner/contractor.

Subdivision Application forms are from Government Relations, Community Planning, and are provided along the right hand side of the page along with the instructions. All questions regarding the completion of the forms and information required should be directed to Community Planning and all completed forms are to be sent directly to Community Planning. The Regina location, mailing address and contract information are included with the instructions to complete the Application to Subdivide Form.
